On a $400,000 home, that’s an additional $8,000 to $20,000. The good news is that in many markets, your agent can negotiate seller concessions to help offset these costs.
3. The Inspection Isn’t Optional
Even if the home looks perfect during the tour, never skip the home inspection. A qualified inspector can catch issues you’d never notice — foundation cracks, roof damage, outdated electrical, plumbing problems — that could cost thousands to fix.

4. The Timeline Is Longer (and Messier) Than You Think
Most buyers expect the process to be straightforward: find a home, make an offer, move in. In reality, closing typically takes 30-45 days after your offer is accepted — and that’s if everything goes smoothly.
