eXp Realty vs Fiv Realty: What’s Actually Different?

Agents ask Fiv Realty CEO Nazar Kalayji this question all the time — what’s the real difference between eXp and Fiv? On the surface, there’s a lot of overlap. Here’s how he breaks it down.

“People ask me all the time, ‘What’s the difference between eXp and Fiv Realty?’ And honestly, there are a lot of similarities. Both are cloud-based real estate brokerages, both offer revenue share, and both give agents opportunities to be able to build ownership beyond just selling another house.

But here’s where the models actually start to separate.

At eXp, agents are generally on an 80/20 split with a $16,000 cap. And at Fiv, you’ve got actually a couple choices. Number one is our Foundation plan — that is on an 80/20 split, but it caps at only $5,000. Or you could be on our Fusion plan that gives you revenue share and stocks, and that’s at a $15,000 cap.

Another big difference is how we approach revenue share. Fiv Realty is designed around simplicity. We have five circles, and they are unlocked from day one.

eXp is an incredible company, and they’ve proven that the cloud-based real estate brokerage model works. And we just looked at that model and asked ourselves, ‘How do we make it more simple? How do we make it more cost-effective? And how do we give agents more flexibility?’

And that, my friends, is what we’re building at Fiv.”

The Split and Cap Structure

At eXp, agents are generally on an 80/20 split with a $16,000 cap — one plan, one path, for every agent.

At Fiv, agents have a choice between two plans, depending on what fits their business.

Foundation Plan — an 80/20 split, capping at just $5,000. Built for agents who want a low-cost path to full commission without a heavy cap to climb toward.

Fusion Plan — includes revenue share and stock, with a $15,000 cap. Built for agents who want ownership and equity built directly into their production.

Neither plan is “better.” The point is choice — Fiv was built to let agents pick the structure that matches where they actually are in their business, instead of forcing everyone into the same cap.

How Revenue Share Actually Works

This is where the two models really split apart.

eXp’s revenue share model helped prove the cloud brokerage concept works at scale — that’s not in question. But it also comes with tiers and layers that usually take a whiteboard to fully explain.

Fiv Realty was designed around simplicity from the ground up. The revenue share model runs on five circles, and all five are unlocked from day one. There’s no tier-climbing required to access the full structure — agents can see exactly how it works and start building toward it immediately.

Why Fiv Was Built This Way

eXp is an incredible company. They proved the cloud-based brokerage model works, and the industry is better for it.

At Fiv, we looked at that model and asked three questions.

  1. How do we make it more simple?
  2. How do we make it more cost-effective?
  3. How do we give agents more flexibility?

The Foundation and Fusion plans, the five-circle revenue share structure, and the overall approach at Fiv all came out of answering those three questions.

Which Model Fits Your Business?

There’s no universal answer — it depends on your production, your goals, and how you want to build long-term equity. An agent early in a rebuild might lean toward Foundation’s lower cap. An agent focused on long-term ownership might lean toward Fusion’s revenue share and stock structure.

The best way to know for sure is to run the numbers against your own business.
